Maintenance planning is crucial in order to maintain the asset in perfect condition in the most economical way on both short and long term. Maintenance plans up to 30 years can be provided. We can provide maintenance plans for singular assets or property portfolios. Maintenance plans will visualize expected future maintenance costs, allowing for economical planning in the asset management.
We can also conduct inspections to independently verify compliance with maintenance obligations of tenants during their tenancy or at the time they are moving out of the asset, or describe a baseline of the asset at the time they are moving in.

A site visit to the property will be organised in dialogue with the client. A visual inspection of building components will be conducted in order to identify defects and maintenance needs on short term and long term, however without destructive testing, sampling, or any kind of measurements, unless specifically ordered.

Tenants can have legal obligations for maintenance, agreed on in the lease agreement. Both tenants and owners can have use of independent verifications of compliance with these obligations at the start, during and/or at the end of the tenancy. We provide several custom made reports for this as described below.
It is in the interest of both tenant and owner to have an independent and clear baseline at the start of the lease agreement describing the technical condition of the asset at the time of moving in. This baseline can be used as reference to follow up compliance of maintenance obligations during and at the end of the agreement period. A site visit will be conducted and a report will be issued, describing the contition of the asset at the time the tenant moves in.

Should we, during our visual inspection, identify the need for additional investigations, we can either conduct these investigations or assist in finding suitable contractors that can conduct the type of investigation needed. We also have established collaborations with external partners, allowing us to involve the best experts in Iceland.
