Albeit a house, a cabin or an apartment, when buying real estate, it is always recommended to have a technical inspection conducted in order to identify defects and related risks and costs. In Iceland, a buyer has the legal responsibility to make himself familiar with the property and to inspect it thoroughly before acquisition. We offer several types of inspection, from quick screenings to more detailed inspections with a report and cost estimates. The different options are specified below. We focus on a tailor-made product with a personal and transparant service. Our inspections are conducted by a specialist with a Master in Science in Construction Engineering with 20 years of experience.
A budget-friendly solution for clients who don´t need a written report. We conduct a site visit and communicate red flags immediately as described below:
A site visit to the property will be organised in dialogue with the client and the broker/seller. A visual inspection of building components will be conducted in order to identify defects and maintenance needs on short term, however without destructive testing, sampling, or any kind of measurements, unless specifically ordered.
If the client can join the site visit, feedback will be given during or directly after the site visit. If the client cannot join the site visit, a summary of our findings and red flags will be communicated via phone or mail on the same day as the site visit is conducted.
No written reporting is included in this inspection.
A standard visual property inspection, adapted to your needs, including a site visit and report as described below:

The report will be issued with a cost calculation. This cost calculation will roughly estimate the cost to fix the identified defects and fulfil the identified maintenance needs. The cost calculation can be used in price negotiations with the seller or for budget planning.
Limitations apply for the inspections, these will be specified in the offer we provide prior to each assignment.
Regardless of the type of inspection, we always provide availability to assist and answer your questions related to our inspection and findings. We can also provide support in negotiations with the broker/seller if needed. Hourly rates apply for additional support.
Should we, during our visual inspection, identify the need for additional investigations, we can either conduct these investigations or assist in finding suitable contractors that can conduct the type of investigation needed.
