Being optimally prepared before listing a property is a key to a succcessful sale. A vendor inspection will give you an honest and neutral picture of your property before entering the market. If needed, an action plan can be provided to allow you to conduct improvements and repairs before listing the asset, allowing you to create more value.  A vendor inspection can also be used to provide full transparency and risk reduction for potential buyers. This service can be useful for both sellers and real estate brokers.

Our options for a Vendor inspection

Screening inspection with technical fact sheet

A budget-friendly, quick inspection to describe the property in a short fact sheet. In contrary to the technical compass described below, the fact sheet does not include a condition assessment, solely a description. Ideal for brokers who want to have a clear and independent technical description of the property they are listing.

Site visit

A site visit to the property will be organised in dialogue with the client. A visual inspection of building components will be conducted in order to compile a technical fact sheet.

Technical fact sheet

A clear and short fact sheet fitting on one A4 page will be provided, describing all building parts with the estimated age and material. The fact sheet is a perfect tool to attach to the sales brochure, providing transparancy to potential buyers. The fact sheet can be delivered on the same day of the inspection if required. 


Screening inspection with technical compass

A budget-friendly, smooth and fast inspection of the property, summarized in a technical compass that describes the property and also gives a technical condition assesment of all building parts. In contrary to the technical fact sheet as described above, the technical compass also includes condition assessments for each item. Ideal for brokers who want to have a clear and independent technical description and assessment of the property they are listing.

Site visit

A site visit to the property will be organised in dialogue with the client and the broker/seller. A visual inspection of building components will be conducted in order to identify defects and maintenance needs on short term,  however without destructive testing, sampling, or any kind of measurements, unless specifically ordered. 

Technical Compass

A visually attractive document reflecting the condition of the asset fitting on one A4 pa . The Compass will list all building parts with the estimated age, expected technical life and current condition with traffic light indications (Red/Poor, Amber/Fair, Green/Good). The compass is a perfect tool to attach to the sales brochure, providing transparancy to potential buyers regarding the condition of the asset. The technical compass can be delivered on the same day of the inspection if required. 


Regular inspection with improvement plan

A standard visual property inspection that will result in an action plan with proposed improvements that could be done prior to a sale to safeguard and/or improve the value of the asset.

Site Visit

A site visit to the property will be organised in dialogue with the client and the broker/seller. A visual inspection of building components will be conducted, without destructive testing, sampling, or any kind of measurements, unless specifically ordered. 

Improvement plan

Short report format listing possible improvements and repairs that could be done to increase and secure the value of the asset prior to a potential sale. 


Regular inspection with report

A standard visual property inspection, adapted to your needs, including a site visit and report as described below:

Site Visit

A site visit to the property will be organised in dialogue with the client and the broker/seller. A visual inspection of building components will be conducted in order to identify defects and maintenance needs on short term,  however without destructive testing, sampling, or any kind of measurements, unless specifically ordered. 

Report

A report will be issued. This will cover an assessment based on visual inspection of all visual building parts. Identified defects and repair and maintenance needs will be listed. Identified needs for further investigations will be listed. A picture annex is included in the report. 

Limitations apply for the inspections, these will be specified in the offer we provide prior to each assignment.

Service and Support

Regardless of the type of inspection, we always provide availability to assist and answer your questions related to our inspection and findings. We can also provide support in negotiations with the broker/seller if needed. Hourly rates apply for additional support.


Additional investigations

Should we, during our visual inspection, identify the need for additional investigations, we can either conduct these investigations or assist in finding suitable contractors that can conduct the type of investigation needed.

(*) Fees including VAT. Fees only valid for: Reykjavík, Kópavogur, Hafnarfjörður, Garðabær, Mosfellsbær and Seltjarnarnes. Outside of this region additional travel time, travel costs and road fees will be applicable. Order or request a quote via the button in the header.
